Announcing a new addition to our Missing Documents product range

We are pleased to have developed a bespoke policy option for residential freehold properties where deed plans are missing, illegible, incorrectly, or not, coloured.

The new cover is designed to assist where rights of access and/or services, reservation of rights or restrictive covenants were specified in a past deed by reference to a coloured deed plan. The policy provides cover where that plan is now missing, illegible, uncoloured or incorrectly coloured, and consequently:

  • rights of way granted for the benefit of the property and easements for services may be ineffective
  • the route of any rights of way reserved for third parties are unknown or unclear, but they could be exercised in the future (and potentially be obstructed)
  • restrictive covenants imposed may have been breached at the property e.g. by extensions or alterations, but similarly, the areas of the property affected are unknown.
